Lists are sent out daily to potential tenants who contact us through our extensive advertising in Yellow Pages and Talking Pages -= with free phone facility (this works particularly well for companies wishing to relocate staff from out of our area) and the local press.

We also receive many enquiries via the following local Estate Agents who recommend our services to both Tenants and Landlords:-

We receive a very large number of enquiries from personal recommendations, who have had previous experience of the services we offer.

 

Selection of Tenants

Great care is taken by Premier Accommodation Services in matching people to properties. We take the time to talk to prospective tenants to find out exactly what their requirements are. If they are deemed suitable (i.e. professional working people with good references), we will arrange for accompanied viewing of the property. To ensure that every effort is made to install reliable tenants in the property.

To ensure that every effort is made to install reliable tenants in the property, we obtain employers references and if necessary - credit references (via a credit checking agency), Accountants references and bank references prior to the signing of the tenancy.

Finding the right tenant for your property is paramount for the subsequent smooth running of each tenancy.

 

Tenancy Agreements

It is fundamental to have the correct Assured Short Hold Tenancy or Contractual Agreement drawn up between the Landlord and the Tenant so that each party is fully aware of their responsibilities.

Premier Accommodation Services are happy to liaise with your lender should you require.

 

Preparation of Inventory

A properly drawn up inventory is essential to cover any possible claims, which may arise from loss, damage and dilapidation. This will be prepared by PAS at no extra charge on Management Contracts. The tenant is given a copy of the inventory at the commencement of the tenancy and this becomes an integral part of the agreement. At the end of the tenancy, the condition of all items will be checked against the signed inventory. Allowance will be made for fair wear and tear.

 

Security Deposit

A security deposit, usually equivalent to one month’s rent, will be collected from the tenant/s at the commencement of the tenancy and held by PAS as Stakeholder until the end of the tenancy. It will then be returned to the tenant/s within three weeks, after final inspection, less any charges for damage or breakages.

 

Check In/Out

PAS will usually see the tenant/s into the property ensuring that meter readings are obtained and signed for, the inventory is checked with the tenant/s, basic instructions on central heating operation and appliances are offered and the keys are checked and handed over. The same service is carried out on tenant vacation. This is a very important exercise and time well spent as any problems, major or minor, can be picked up and dealt with immediately.

 

Collection of Rents/Fast Monthly Payments

PAS will collect rents on behalf of the Landlord on a monthly basis and transfer it directly into your Bank Account by BACS some seven days after the anniversary of the moving in date. Unlike other Agents, we do not hold on to your money.

 

Inspections

To assist in ensuring that your property continues to be maintained and is being properly cared for by the tenant, PAS will undertake regular inspections, to be carried out usually at three monthly intervals. An Inspection Report will be forwarded to you to highlight any defects and recommended remedial action.

 

Payment of Bills

Payment of periodic bills e.g. water charges, insurance, repairs, ground rents and other charges will be undertaken where instructed on behalf of the Landlord out of the rent collected.

 

Repairs

The tenant will be instructed to channel all queries regarding your property through PAS thus ensuring that you will not be bothered unnecessarily.

 

Refurbishment

We can undertake any refurbishing work on your behalf. We have the services of an excellent maintenance team and because of the large amount of properties we manage, are able to get the very best of prices together with an efficient personal service from them.

 

Gardening/Property Services

In addition to the maintenance team, we have a `handyman‘ available to carry out gardening and property services at your request.

 

Insurance

 We can offer specialist insurance for Landlords to cover buildings, contents, legal expenses, rent guarantee and emergency repair service, at very competitive rates.

 

Furniture and Gas Regulations

We will advise Landlords on these legislation's and are able to arrange the necessary Gas inspection to be carried out by a Corgi Registered Plumber.

 

Professional Indemnity Insurance

There is a Code of Practice by which Letting Agents should adhere. Premier Accommodation Services are fully compliant with these requirements and are covered by Professional Indemnity and Public Liability Insurance.

 

Tax Matters

We are able to supply a Rent Statement annually for Tax purposes if required.
